Using the Cell Fracture Add-on in Blender - Part 01
Why Blender Stack Exchange recommends it
Blender Stack Exchange answerers point people to it when someone asks how to shatter, cut up, or procedurally split an object into fitting pieces with Cell Fracture.
Recommended by 4 people across 4 different months, 2015 to 2017.
What it is
A CG Cookie tutorial (part 1 of a series) showing how to use Blender's Cell Fracture add-on to shatter objects into voronoi-style shards. It covers setting breaking patterns and density, then using the game engine physics so the pieces fall to the ground.

To offset when a rigid body simulation starts, I would suggest that you use keyframing to your advantage. You can keyframe any option in blender, including the "Animate" and "Dynamic" check boxes in the rigid body options. Mouse over the "Animate" or "Dynamic" checkbox and press "i" like any other add keyframe. You can then make it so that only when the object is hit, or at a certain time, will the object begin to fall. Likewise, you can also use this so that your fractured objects do not fall apart until they are hit or about to be hit. Hope this helps! P.S.You can find a full tutorial detailing this sort of animation/simulation here. [this video] This is a three part tutorial (with a prequel te

There are a couple ways to get the desired result. Using the Explode [LINK] modifier. Using the Cell Fracture [this video] add-on. Both options have a number of settings that can be defined & tweaked. Edit: Sorry I misread a little bit. Depending on how your fractures were made Part 2 [LINK] of the Cell Fracture tutorial should help. Otherwise you may need to explode your mesh.

Perhaps you should ask your question on a Unity forum or an .fbx file forum? Also, why use Unity? Blender's built in Game Engine can simulate that demolition just fine. There is a two part tutorial on it. Part one can be found here [this video] .

Use a the Cell fracture addon - Fracture addon [LINK] - to break up your master outline object, then shrink each piece using a deform modifier with a negative value, OR use the margin variable in the script preferences to create a gap between elements. Check out this tutorial if you are stuck - Cell Fracture addon tut [this video]

In fact watching this video [this video] I see at 10 mins there is a reference to a element margin to define the gap between generated elements.

Cell Fracture AddOn: Cell Fracture AddOn [this video] . I'm pretty sure this is in Blender by default, but you may need to enable it in the User Preferences, then select the object, then bring up the Toolbar on the left of the 3D Window that you have the object selected in by pressing T, select Tools/Edit pane, then select Cell Fracture. Or Fracture Modifier build (not an AddOn or plug-in) from Dennis Fassbaenders web site: Fracture Modifier Blender Build [LINK] . Explore that site too see if it's what you need. Or do it all manually for complete control.
